What is Stamp Duty?

Stamp Duty Land Tax (SDLT) is a tax you pay when you buy property or land — a normal part of the buying process, just like paying your solicitor or getting a survey done.

If the property price is above a certain level, stamp duty has to be paid before everything is finalised.

What it applies to

  • Freehold property — you own it outright
  • Leasehold property — you lease it for a period
  • Land — e.g. for building
  • Residential properties — homes
  • Non-residential properties — shops, offices, land

How it works

SDLT is calculated based on:

  • The price of the property
  • Whether you're a first-time buyer
  • Whether you already own other properties
  • Your residency status
